When acquired, the site consisted of a vacant 189,000 SF former steel fabrication building constructed in the late 1950’s plus 29 acres of unimproved excess land. Ellis Partners completed a subdivision plan that ultimately included the development and sale of a small retail site and six new industrial and manufacturing buildings ranging in size from 24,000 to 96,000 SF, the last of which was overlaid with a condo map and sold in pieces to local owner users.
The steel fabrication building was extensively retrofitted and re-leased to multiple warehouse tenants. As a part of the development agreement with the city, Ellis Partners also constructed an extension of a major Livermore thoroughfare through the site that dramatically improved traffic circulation patterns in the area.
