This iconic mixed-use public/private project encompasses 12 square blocks along Oakland’s waterfront. A number of existing improved properties together with unentitled development sites were acquired and/or ground leased by Ellis Partners in early 2002 from the Port of Oakland.
Over the course of 14 years, the Ellis team utilized the full range of its skill sets to:
Renovate and re-lease the existing improved properties, inclusive of an award winning adaptive re-use of a former bookstore/warehouse building into a regional entertainment destination
Negotiate and secure a 15-year Development Agreement with vested rights to construct new office, retail and residential buildings, as well as a waterfront hotel
Develop and lease two new office/retail buildings and a district parking garage with a bridge connection over a major rail corridor
Reimagine and lead dozens of new events in the project common areas, complemented by a comprehensive set of CC&Rs.
Obtain approvals at various times from the Port, the City of Oakland, the Bay Conservation and Development Commission, the California State Lands Commission, Union Pacific Railroad and the WETA (aka San Francisco Bay Ferry)
