Ellis Partners acquired the two-story 283,000 SF former North San Jose corporate office headquarters and R&D facility of Atmel Corporation together with an additional 12 acres of raw unentitled land that Atmel had held for future expansion. Viewing the large (140,000+) SF building floorplates as both an opportunity and a challenge, the Ellis team undertook a major renovation designed to provide for a multi-tenant occupancy while maintaining its appeal as a potential single tenant, corporate campus building. Simultaneously, Ellis designed and entitled a 3-building, 665,000 SF campus on the adjacent land.
The building upgrades included the addition of four large landscaped light wells extending from the ground through the second floor, enhancing the two existing two-story building entry lobbies and adding and upgrading project entryways, monument signage, landscaping and outdoor areas for new tenant use. Cutting edge technology was implemented to enhance the tenant tour experience and help users visualize their occupancy on the expansive floors. The building and adjacent entitled land were ultimately purchased by a Fortune 100 technology company as part of a larger corporate campus assemblage.
