Through its longstanding relationship with a pioneer in the colocation market, Ellis Partners has led the entitlement and development of infill and ground-up, build-to-suit powered shells. The tenant is a leading liquid-cooled, high power-density colocation operator with aggressive growth plans that have necessitated rapid deployment of new facilities. Ellis Partners has expanded its program to accommodate demand from additional user/operator clients. 


Representative projects include:

The entitlement and adaptive reuse of a 50-year-old, 24,000 SF industrial building in one of the country’s leading Tier 1 markets, (Santa Clara, California) including a full seismic upgrade and procurement of a new 9 MVA power service. Extensive planning approvals and environmental regulatory closure were part of this effort.

A ground-up development of a 75,000 SF powered shell with a dual-feed, 30 MVA power service in northern Nevada. Challenging site conditions and a compressed timeframe for power delivery were both successfully addressed as part of this project.

A ground-up development of an 85,000 SF powered shell with a dual-feed, 24 MVA power service in northern Nevada. Our efforts included navigating a difficult entitlement path and implementing significant offsite subterranean power line improvements.

Additional powered shell projects are in the works in both Nevada and California as Ellis Partners expands its universe of tenants and users in this realm.
