Ellis Partners Signs Illumio to 120K-Square-Foot HQ Lease at Campus at Scott in Santa Clara
SANTA CLARA, CA – Ellis Partners announced today that Illumio, Inc., the market leading cybersecurity company delivering network security microsegmentation, has signed a lease for its new 120,000-square-foot headquarters at the Campus at Scott, a three-building, 460,000-square-foot Class A mid-rise office complex in Santa Clara, California. Ellis Partners, in partnership with Boston-based investment manager The Baupost Group, acquired the Campus at Scott in August 2025.
This new lease comes as Ellis Partners prepares to modernize its three buildings that make up the Campus at Scott, which is surrounded by some of the most recognizable and profitable companies in the technology industry. To create an elevated workplace experience, the firm is investing in significant upgrades to campus amenities, including fitness facilities, dining options, and outdoor spaces.

Illumio is the leader in ransomware and breach containment, redefining how organizations contain cyberattacks and build operational resilience. The company, currently headquartered in Sunnyvale, has approximately 1,000 employees globally and will make Santa Clara its new home, with occupancy planned for early 2027. Illumio will occupy three floors at 3315 Scott Blvd., one of three buildings at Ellis’ Campus at Scott.
